Many property owners, buyers, investors, and foreigners with an interest in land or property in Kenya have never confirmed whether their title deed is valid, up to date, or free from hidden risks. A title deed may look genuine, the owner’s name may appear correctly, and the property may have been held for many years. However, the official land records may still reveal issues that are not visible on the face of the title.

We are running a public awareness campaign titled “Know Your Land & Title Status” to help property owners understand the legal status of their land and title documents. A full Title Health Check may involve reviewing official searches, the Green Card, Registry Index Map, deed plan, survey records, land rent, rates, ownership history, encumbrances, cautions, restrictions, charges, disputes, and whether the property is properly captured in the relevant government systems, including the new Ardhi Sasa system where applicable.
